The Decatur County Board of Zoning Appeals faced only one topic Wednesday, a request for a pizza and sandwich shop along State Road 46.
Elliot Snyder of 1862 S. County Road 800 E. asked for a conditional use of his property to construct and operate the eatery.
He explained a building would be constructed at the end of what is now the residential driveway. The building, which has not yet been built, would measure 24 feet by 36 feet and have 10 to 12 parking spaces.
Snyder foresees business being made up mostly of take-out customers but is not ready for the idea of a drive through at this time.
In addition to requesting permission for the shop, Snyder also asked the board to allow the building to be constructed 30 feet from State Road 46, instead of the mandated 80.
Area Plan Director David Neuman noted a 30 foot setback would still allow for any widening of the roadway or maintenance thereof. Still, the board was not convinced.
Sharon Brown, of Brown Trucking, noted other businesses have adhered to the 80 foot requirement. She said she was concerned about the amount of traffic and the visibility problem potentially created by the new shop sitting so close.
Her concerns were shared with the board. President Albert Armand pointed out that he approved of the idea of a sandwich shop but was hesitant to cut the setback down so far.
“It might be different if you were asking us to adjust it 10 feet or so, but this is less than half of the usual,” he said.
Rather than risk being turned down altogether, Snyder opted to request the issue be tabled so he and his family can reexamine the location for the new building on the property.
